Environmental Site Assessments
Environmental site assessments are an essential tool for today's corporate managers, purchasers, borrowers and lenders to provide due diligence research on developed and vacant properties before purchase, sale, development, refinancing or foreclosure. Because the threat of litigation over damage to natural resources or human health and the cost of remedial action are considerations with every property transaction, financial institutions and corporations often require environmental information before making a financial commitment.
TPT's staff conducts numerous environmental site assessments every year to evaluate existing environmental problems from past, current or proposed operations at a site. Our environmental site assessments, also called Phase I Environmental Property Assessments, are typically conducted in accordance with ASTM Standard Practice E 1527 and include the following components:
- An inspection of the subject property
- A review of pertinent records for evidence of present and historical use of the subject and adjacent properties
- Interviews with current owners and occupants as well as local government officials
- Evaluation of information gathered and development of a report
- In some cases, samples are collected of building materials to determine if asbestos and/or lead are present
TPT's staff has also conducted site assessments requiring National Environmental Policy Act (NEPA) considerations. Over the past 10 years, we have performed hundreds of environmental site assessments for banks, developers, financial institutions, industrial companies, law firms and public institutions.
